Before you pay anyone
- View the place in person. A landlord who is always overseas, always busy, or will only deal over chat is the most common scam setup.
- Pay nothing before you have keys and a signed agreement.No deposit, no “reservation fee”, no admin fee by PayNow or bank transfer to hold a room.
- Rent far below market is bait. A room at half the going rate for that district is the hook, not a bargain.
- Check who you are dealing with. Property agents in Singapore must be CEA-registered, and you can verify a name at CEA’s public register.
- Subletting rules are real. HDB and condo units have occupancy caps and minimum stay periods. A landlord who waves those away is a landlord who will not help you when enforcement calls.
